H20 Property Services manages residential buildings in the Bronx: leasing, rent collection, maintenance coordination and the tenant communication that goes with all of it. You get an occupied, well-kept building and a clear record of what is happening in it.

What we do

The whole job, not just the collections.

One company handles the leasing, the money, the repairs and the calls, so an owner is not stitching four contractors together and chasing each of them.

Property management

Day-to-day running of the building: tenant relations, notices, lease administration, and someone who knows the building and answers for it.

Leasing and tenant placement

We advertise the unit, arrange the viewings, screen the applicants and get a signed lease — including applicants who pay with a housing voucher.

Maintenance coordination

Tenants submit requests through the portal. We triage them, deal with the trades, arrange access, and keep the history attached to the unit.

Rent collection and records

Rent is paid through the tenant portal, so collections and payment history are recorded rather than remembered. Owners see their own statements in the owner portal.

What owners ask us first.

What do you charge?

It depends on the building and on the scope you want us to take on, so we will not put a number on a page and then qualify it on the phone. Tell us about the building and we will set the terms out for you before you decide anything.

Where do you work?

Our service area is the Bronx, New York. If your building is outside the Bronx, call us and we will tell you honestly whether we are the right company for it.

Do you take tenants with housing vouchers?

Yes. Under New York City law an owner cannot refuse an applicant because they pay with a housing voucher, and voucher tenancies are a normal part of a Bronx rent roll. We process those applications the same way as any other, including the inspections and paperwork that come with them.

Who handles the awkward phone calls?

We do — that is most of the job. Tenants get the office line, the text line and the portal, and requests come to us first. You hear about the things that genuinely need an owner's decision, not about a dripping tap at nine at night.

Will I still see what is happening with my money?

Yes. Rent is collected through the tenant portal, so there is a record of what came in and when, and owners get statements and documents in their own portal. Ask us anything about a line on a statement and we will explain where it came from.
